Havering is the second-largest London borough by area and sits in the far East of the capital, bordering Essex. It is one of the least urban boroughs in London, with large portions classified as Green Belt and Metropolitan Open Land, giving it a character closer to a market town than a metropolitan suburb. Romford is the borough's dominant commercial and retail centre, while Hornchurch, Upminster, and Rainham serve as significant residential areas. Transport connections are primarily via the District line and c2c rail. Upminster is the eastern terminus of the District line, with journeys to central London taking approximately 50 minutes. Romford connects to London Liverpool Street via c2c services in around 20 minutes, making it surprisingly well connected for its outer location. The Elizabeth line station at Harold Wood provides an additional fast route westward. Rental prices are among the lowest in London. One-bedroom flats in Romford typically rent for £1,100 to £1,350 per month. Family houses in Hornchurch or Emerson Park, the borough's more affluent residential area, rent for £1,600 to £2,200. Purchase prices for three-bedroom houses remain well below the London average, with many properties available between £400,000 and £550,000. Romford Market, established in the 13th century, remains a significant retail draw and operates on Wednesday, Friday, and Saturday. The Liberty shopping centre provides a modern complement. The area around Romford station has seen new residential development as commuter demand has grown. Havering's Green Belt and countryside character are significant selling points for families and those seeking space. The Thames at Rainham — accessible via Rainham Marshes RSPB reserve — provides outstanding birdwatching and river access. The borough remains a practical choice for those who need London access but prioritise cost, space, and a quieter pace.
