Kingston upon Thames
Kingston upon Thames is a South West London borough with a strong identity as an independent market town on the River Thames. It is one of only a handful of London boroughs with a genuine town-centre character — a historic market square, independent retail, a riverside, and a clear civic identity — rather than feeling like a generic London suburb. Transport connections are via rail rather than Underground. Kingston station connects to London Waterloo in approximately 30 to 35 minutes via South Western Railway. Surbiton, within the borough, offers a faster connection of around 17 minutes to Waterloo and is considered one of the most convenient commuter stations in South West London for City workers. New Malden and Norbiton are also served by South Western services. Rental prices are moderate and represent reasonable value given the quality of the residential environment. A one-bedroom flat in Kingston town centre or Surbiton typically rents for £1,600 to £2,000 per month. Two-bedroom homes average £2,000 to £2,600. Purchase prices for a two-bedroom flat commonly fall between £450,000 and £650,000. Kingston's town centre is one of the strongest in Outer London, with a well-established mix of major retailers, independent shops, a covered market, and a good restaurant scene along the riverside. The Bentall Centre and Eden Walk provide department store and high-street shopping. The riverside path connects to Hampton Court Palace and the start of the Thames towpath toward Richmond. The borough has excellent schools, including several outstanding-rated grammar schools in adjacent Surrey that are accessible to some residents. Richmond Park is partially within the borough boundary, offering one of London's most extraordinary natural assets — 2,500 acres with free-roaming deer. Kingston is a consistently popular choice for families moving out of Inner London.
